What does the idiom “Out of the Way” mean?

Definition:

1) Not obstructing, not in the way; 2) Finished, taken care of; 3) in a remote locaion

For example:

“1) If you’ll get that chair out of the way, I’ll bring in your new sofa. 2) Now that we’ve got the advertising project out of the way, we can start work on the budget. 3) My house is a bit out of the way, but follow these directions carefully and you’ll find it.”
